Sealcoat and Rain
Sealcoat in Rain? The short answer is SURE!!! … If you want to wash it down the drain. Sealcoat should be done only when conditions are free of moisture, rain, etc. and the temperature is 50 degrees Fahrenheit and RISING.
Rain and sealcoat are just not a good combination. Yes, seal does require water in the correct mixture but basically it is like taking your perfect sweet tea mixture and diluting it with more and more. This is the same concept with your seal. It requires some water but not excessive amounts. Precipitation causes the seal to dry much slower because the water properties would make the consistency much thinner.
Which will make it ware MUCH MUCH faster than it would usually.
Moisture makes your sealcoat be off from the recommended mixture which again; will make the seal ware away faster and/or could cause other situations like flaking, waring in odd patterns, not in your trafficked areas, changing colors (blue, green, grey) and more.
In an ideal situation, seal would be used for waterproofing/water resistance for your parking lot or driveway.
Normal Waring
After sealcoating in good conditions, in the normal waring process, the molecules in the asphalt will disintegrate and will start to slowly loose the water resistance properties. This causes the slow process of color from black to gray.
How long Will it Last IF done properly?
Your property should stay well protected for approximately (1) year before waring shows. How long it last can also depend on the amount of traffic your property receives on a day to day basis. Other factors may also play a part in the answer of this question like what type of seal was used, did your contractor use the correct mixture, etc. Knowing if your contractor used the correct mixture is a really hard one and would require you to ask what type if seal they are using.
Once you know this, you could look up the manufacturer and see what their mixture ratios are on their websites. But again, you don’t know how much water they used or how much additives and other chemicals might have been needed. Sealcoat in Rain? So….
In conclusion, Sealcoat should NOT be done in the Rain and you will not find us applying Seal when it is raining. Many times, even if there is a chance, we will wait. This saves our customers time and money and also ourselves. SOOO…. Sealcoat in Rain….NOOOOO!!!!
Bonus Question: Is there ever a time when you would use water when sealcoating other than in your mixture? I was posed this question several weeks ago and I finally had the time to answer this question. update 09/17/2020
Pavement sealer is not to be applied when ambient temperature is 90 degrees Fahrenheit and above without cooling the asphalt surface with a fine mist of water. (This process is called fogging). The fogging should only dampen the surface without causing puddling.
