Sealcoating
Sealcoating, seal coat, seal-coat, “Blacktop”, Asphalt Refinishing: What is this? These are all different names for the same service. Sealcoating or pavement sealers have been around for roughly sixty years and is still used to help the longevity of your asphalt’s life expectancy.
The majority of factors leading to the poor conditioning of asphalt can be prevented through proper maintenance. Sealing your asphalt surface can prevent harmful factors from occurring and stop the degradation from continuing.
A good quality seal coat, properly applied, assists in the following:
- Replaces the surface fines that have been lost due to raveling
- Seals the pavement so water cannot enter the structure
- Slows the deterioration process of the pavement
- Protects against wear and tear
- Improves appearance
- Reduces the need for costly repairs
For best results, we advise these preparations and after application instructions.
Preparation:
- Clear parking lot of any debris in order for the seal coat to adhere to the asphalt
- Outside temperature should be at least 55 degrees or higher for 24 hours
- No water or rain contact to the surface for 24 hours before and after seal is applied
- Cracks in the asphalt need to be repaired or patched before sealcoating
After Application:
- Keep asphalt dry for approximately 24 hours
- Do not allow foot traffic or vehicle traffic to pass over sealcoat area for at least 24 hours
- Allow ample time for the sealcoat to dry before striping: striping too soon could result in the striping having a “burnt” quality
