Cracks are not only visually displeasing but they are also signs of premature aging of the asphalt. Factors such as time, weather, temperature, and traffic can all impact the development of cracks. When water drains into a crack it will weaken the soil beneath the concrete causing the asphalt elements to lose structural coherence. If cracks are not repaired, they can spread to create larger cracks or other structure damages like potholes. Setting routine maintenance procedures like cracksealing will eliminate the possibility of spreading and preserve the life of the asphalt.
It is important to keep in mind that cracksealing is not a reconstruction procedure but rather a preventative option to prolong the life of the asphalt. Areas that have more than a few cracks or have extensive structural damage may need to be patched instead of sealed.
The most common types of cracks to appear in parking lots are reflective, block, edge, and sometimes longitudinal/joint. Alligator cracks require more reconstruction that cracksealing alone would not be able to repair.
